Fact Sheet for Purchasing Property on Corfu.

 

For members of the European Union the regulations regarding property purchase on Corfu are the same as for the local residents:

1.      Must be represented by a solicitor.

2.      Contract drawn up in the offices of a notary.

3.      Must acquire a tax number prior to purchase.

4.      Taxes, legal and notary fees must be paid at time of signing.

Our offices offer you as a service the handling of all the above on your behalf at no additional cost to you.  We also put at your disposal the services of the top rated solicitors and notaries of Corfu Island.  The above translates to a surcharge of 13% to the Tax value of the property, which is generally below the true purchase price.

        As Greece does not have a National Registry (only local registries), your solicitor (lawyer) must make a thorough research into the records of the property to ascertain that everything is standard which includes bank and tax liens, legality of the building, any building violations plus ascertaining that all parties concerned are properly represented.  

 

For non-EU members the old restrictions continue to apply:

1.      Must have a EU company or form one for said purpose.

2.      If EU Company is based in Channel Islands (off shore) the company must have a representative member in Greece.

3.      Company minutes must authorize CEO/Treasurer to purchase property to the benefit of the company.

4.      All the above procedures for EU members.

 

Alternate route is to petition the Ministry of Defense requesting permission to purchase property in restricted zone.  This is a drawn out process, which also requires the endorsements of the Prefect and Mayor of Corfu.
